At Wondery, Karlie brings equal parts heart and hustle to her work as Property Manager. She’s the friendly face residents know they can count on—whether she’s walking the property, solving a tricky lease question, or celebrating life’s little moments right alongside her residents.

A Day in the Life with Karlie ��

Karlie’s morning start with connection. She’s messaging a future resident about paying their lease in full, reviewing new leads in the CRM, and finalizing lease summaries to make sure every special and rate is calculated just right.

From there, her day keeps moving:

Checking in with Matthew , her maintenance tech (who, in her words, “is amazing—I don’t know what I’d do without him!”) to go over work orders and unit turns.
Doing a property drive-through to make sure everything looks great—trash picked up, weeds handled, and the grounds in top shape.
Walking vacant units with Matthew to ensure everything is move-in ready .
Taking move-in photos so each home’s condition is documented before residents settle in.
Coordinating with vendors , scheduling move-out walk-throughs, and reordering “doggy poo” bags for the pet stations.
Helping residents navigate renewals, roommate releases, or early move-outs—with empathy and care. (“Sometimes, you’re a counselor as much as a manager,” she says.)

She’s also there for the little, personal moments: chatting with residents about job offers, seeing photos of new babies, and even marveling at the baby birds in a nearby nest. To Karlie, property management is about people first—and she loves being part of their stories.

It’s been just over 30 days since Jacqueline joined the team at 41Six, and she’s already making her mark. With her personable approach, love for residents, and wide-ranging skills, Jacqueline is building strong connections and bringing fresh energy to the community.

A Day in the Life with Jacqueline ��

Every day for Jacqueline starts with people—whether it’s a quick call from her son (on this particular day, she helped him win a Homecoming contest by being the first mom to pick up!) or greeting residents who stop by to introduce themselves. She loves the intimacy and connection that come with her role.

Her day is filled with a mix of organization, communication, and personal touches:

Walking the property and reminding residents to keep common spaces tidy
Meeting with a resident preparing a move to another state and saying a bittersweet goodbye
Reserving the clubhouse for resident events and confirming details on the calendar
Messaging applicants and coordinating co-signers for new leases
Writing welcome notes for incoming residents and updating lease details
Handling work orders, from something as small as a microwave light bulb to larger unit transfers
Recording receipts for accounting and helping residents navigate tricky situations, like alternative rent payments after identity theft

Jacqueline keeps everything moving while staying approachable and warm. From scheduling a pre-move-out walk-through to simply chatting with a resident about security measures, she makes everyone feel comfortable and supported.

��‍��‍�� Mama Bear: She’s a proud mom of four—a daughter on the Harrisburg freshman volleyball team, two middle school boys, and little Miles (age 3).
�� Montana Roots: She grew up on a self-sustaining farm in Kalispell, worked on a strawberry farm as a kid, and spent five years living near the Canadian border in Eureka. Encounters with bears were part of daily life!
�� Adventurer: She’s no stranger to extreme sports like ice climbing, mountaineering, hiking, and rock climbing.
�� Homesteader at Heart: She’s harvested calendula, hunted mushrooms, grown and canned her own food, and loves baking breads—cinnamon raisin, salsa bread, and even experimenting with English muffins.
�� Music Lover: Music has always been part of her life. She plays multiple instruments—bass guitar, cello, piano, and guitar—and once had her oldest sister as her orchestra teacher.
☕ Coffee Favorite: Her go-to is a Starbucks iced brown sugar shaken espresso with oat milk.
�� Life Today: After years as a stay-at-home mom (and homeschooling her kids), Jaqueline recently moved to downtown Sioux Falls and returned to property management, where her background includes both commercial and residential leasing.

At PROPS, our property managers are the heartbeat of the communities they serve—ensuring residents feel welcome and everything runs smoothly. This week, we’re excited to introduce you to Tracy , who brings warmth, professionalism, and a touch of jazz to her workday at our newest property.

A Day in the Life with Tracy ��

Tracy starts each day with a simple but important ritual: putting eyes on the property. Whether walking or doing a quick drive-through, she likes to make sure everything is in order before the community wakes up. Once she’s confident things look good, she eases into her morning with a little smooth jazz, lo-fi, or even classical music to set the tone.

Her workday flows from there:

Catching up on emails and voicemails from applicants, tenants, coworkers, and vendors
Coordinating move-in prep at this brand-new construction property (which also means working closely with Construction while managing day-to-day PROPS operations)
Approving applications and staying on top of communication so residents feel supported
Adding thoughtful touches, like Aire-Master scents in the corridors to keep common spaces fresh and inviting
Ensuring the clubhouse feels warm and welcoming, with weekly cleanings to keep it spotless

Tracy’s focus is on the details that make a big difference—so every resident’s move-in feels seamless and every visitor’s first impression is a positive one.

Tracy isn’t just an incredible property manager—she’s also a dedicated mom, a music lover, and a lifelong dog enthusiast.

��‍��‍��‍�� Family life: Tracy has been married for 18 years and is a proud parent of two wonderful children. She especially loves watching her daughter perform in the Jefferson Marching Band.
�� Dog lover + competitor: Since childhood, Tracy has been involved in AKC dog shows. She breeds and shows German Shorthaired Pointers and currently has a young female ranked #17 in the nation at just 9 months old!
�� For fun: She enjoys watching football, antiquing, listening to live music, road trips, and even a little mindless TikTok scrolling.
�� Music tastes: Her Pandora playlist is a mix of Whiskey Myers and Lana Del Rey. (She still raves about the Whiskey Myers show in Sioux Falls!)
�� Shows she loves: Game of Thrones , Dateline , and the comforting tear-jerkers on CBS Sunday Morning .
�� Life experience: Tracy grew up between Maryland and Pennsylvania, and thanks to her husband’s military service as an Apache helicopter pilot, their family has lived in Georgia, Alabama, New York, and Utah. Exploring Utah’s national parks is still one of her favorite memories.
☕ Coffee + food: Tracy loves her Dunkin’ Donuts whole beans at home, or seasonal creations from Coffea and Scooters when she’s out. Lunch is always a highlight—whether it’s a food truck, Plaza Azteca for Mexican, or cozying up at The Attic.

Heather is the newest smiling face at The Muse , and in just a short time, she’s already making a big impact. With her upbeat personality, strong organizational skills, and caring approach, Heather ensures both residents and the property are well looked after. Let’s take a closer look at a day in her life and what makes her shine.

A Day in the Life with Heather ��

Heather recently transitioned from The Croft to The Muse, and she’s loving it—especially since the commute is easier and her kids’ school is just a mile away.

Her mornings start with a check-in with Michael, the maintenance tech, to review work orders and turns. On this particular day, new appliance parts were arriving, and Michael was busy fixing washers while Heather caught up on emails (after being home with a sick kiddo the day before).

From there, her day included:

Approved a new application
Helped a resident add a roommate
Coordinated vendor repairs and ordered a fridge for a unit
Walked units for quality control inspections - she noted just a few doors needing attention, otherwise the units are looking fabulous!
Setting up move-in times for incoming residents and ensuring utilities were arranged
Catching up with leasing consultant, Alex, before a tour, and greeting residents popping by with questions or renewal chats

Heather juggles these tasks with a calm, upbeat energy that makes residents feel heard and cared for, while also keeping property operations running seamlessly.

Heather is not only a dedicated property manager—she’s also a wife, mom, foodie, and all-around bubbly soul.

��‍��‍��‍�� Family first: Heather and her husband, Travis, are raising a sweet baby girl together. She’s also a proud mom to two older boys, and their family wouldn’t be complete without their doodle, Finley.
�� Foodie fun: She and Travis love trying new meals together, often paired with a glass of red wine for Heather, or keeping it simple with takeout on the couch (Travis’ preference).
�� Target runs: Saturday shopping trips with her little one are a regular ritual.
�� Style + creativity: Heather has a funky, cool style, and loves hair and makeup. She’s also 'all tatted up', with tattoos marking memories with friends and family.

Andrea keeps our community running smoothly with her blend of hard work, organization, and genuine care for residents. Whether it’s handling work orders, prepping leases, or greeting neighbors on their way to the gym, she brings positivity to everything she does.

A Day in the Life with Andrea ��

Andrea’s mornings often start with vendor coordination—like handing off keys to fix a leaking sprinkler head—before diving into her daily list. She reviews work orders, preps units for new residents, and even takes time for the small but important touches, like vacuuming the clubhouse to keep common areas looking great.

Recently, Andrea has also been helping at The Nova , our brand-new property. She joined in on walk-throughs for unit turnovers, examining every detail to make sure the townhomes are in tip-top shape before being officially passed along to PROPS.

On this particular day, her day included:

Finalizing leases—verifying income, checking pet vaccine records, setting move-in dates, and preparing welcome folders and gifts.
Meeting with her portfolio manager, Nick, to talk about growth, system updates, and property goals.
Coordinating with accounting on items like pet waste updates.
Communicating with residents—through calls, texts, and quick greetings as they head into the gym.
Brainstorming future resident events , from live music and food setups to creative ideas like a community-wide rummage sale and open house.

No matter what she’s working on, Andrea keeps her focus on creating a smooth, welcoming experience for every resident.

Outside of work, Andrea’s world is full of family, hobbies, and adventures:

�� Andrea also plays in an adult pool league , and her team qualified for the 9-ball World Tournament in Vegas last year. (Looks like pool talent runs in the family!)

��‍�� Proud mom to Kalysta (Kaly) , a bookworm who’s also a rising star in junior pool league. Just like her mom, Kaly is making a name for herself—placing 14th out of 200 competitors at nationals last year - Go Kaly!

�� A cooking & baking queen , known for smoked chicken, homemade breads, and Vietnamese egg rolls. She even won our National Chocolate Chip Cookie Day bake-off at PROPS HQ.

�� A book lover , especially thrillers and murder mysteries. Recently, she’s been diving into Freida McFadden’s novels.
�� Cat mom to Toby (9 years) and Boots (7 years).
✈️ Looking forward to a Caribbean cruise this November with her parents and daughter, plus a family camping trip to Florida.
